HAMPTON PLACE POOL ACCESS AND RULES
The pool will be open until September 29, 2024. The hours are 6:30 a.m. till 11 p.m.
- Everyone must be out of the “pool area” by 11 p.m.
- No music or loud noise after 10:00 p.m. (Pool and Parking Lot)

Pool Access
Each household is issued one key fob for entry into the pool area and bathrooms. You must bring your key fob to the pool at all times.
To Request a Fob for the First Time
If you are a new homeowner and need to request a fob, follow this procedure:
- Log in to your account at https://portal.accessmgt.com and select Documents then Amenities then Pool. Read the Pool Rules and Access document.
- Print the last two (2) pages (SAYOR form). Complete and sign it.
- Scan or take a photo of the completed form as well as your identification (driver’s license, passport, or country ID).
- On your account Dashboard, click on New Request, then General Request. On the Choose a Type of Request field, select Access Device Request. Fill in the Subject (New Key Fob) and Description. Attach your signed SAYOR form and ID.
Your new key fob will be mailed to you from Access Management Group. If you have any questions concerning your request, email info@accessmgt.com. There is no charge for your first fob.
To Request a Replacement Fob
If you need a replacement key fob, follow this procedure:
- Log in to your account at https://portal.accessmgt.com.
- On your account Dashboard, click on New Request, then General Request. On the Choose a Type of Request field, select Access Device Request. Fill in the Subject (Replacement Key Fob) and Description.
A replacement fob costs $35, which will be charged to your account. The fob will be mailed to you from Access Management Group. If you have any questions concerning your request, email info@accessmgt.com.
Note: Members who have had their key fob deactivated because of outstanding homeowner dues or a disciplinary action are not allowed in the pool area. HOA Board members or Pool Committee members are authorized to ask the homeowner, family, and/or guests to leave the pool area.
Guests
–All guests must be accompanied by a member with a valid key fob.
–Members are allowed up to 6 guests.
–No one under the age of 16 can have any guests without an adult present.
Pool Closures
In the event of an emergency (swimmer in distress, electrical storm), everyone must clear the pool immediately or as directed by the lifeguard (if present).
–During lifeguard practice drills, you must comply with the lifeguard’s instructions as though it is a real emergency.
–If thunder or lightning occurs, all individuals must remain out of the water and off of the pool deck for 30 minutes after each occurrence.
–The pool is closed during inclement weather or during emergencies.
Lifeguards
Lifeguards are available on weekends only (Saturday and Sunday) as well as Board-authorized pool parties (Memorial Day, July 4th, Labor Day).
–Lifeguards, Hamptons of Duluth HOA Board Members, or Pool Committee Members are authorized to uphold and enforce pool rules and have the authority to take disciplinary action whenever necessary.
–Pay attention to the Lifeguard’s whistle or directions at all times.
–Do not talk back to the Lifeguard or others in authority.
–Lifeguards can restrict the use of rafts and other pool toys when the pool is crowded.
–Lifeguards take a break approximately 15 minutes per hour, and all swimmers under the age of 16 must vacate the pool.
Please notify the Lifeguard of any hazardous situation, pool hazard, or water conditions. If Lifeguard is not present, contact Swim Atlanta (pool management company) using the phone number on the pool gate.
Supervision
–If a lifeguard is not present, all children under the age of 16 must have adult supervision.
–If a lifeguard is present, children who do not know how to swim must still be accompanied by an adult at all times.
General Rules
–All swimmers must wear proper pool attire. Basketball shorts, sportswear, cotton, or any other inappropriate swimwear is not permitted.
–Food and drinks must be kept at least 5 feet away from pool.
–No glass containers are allowed in fenced area or on pool deck.
–Alcoholic beverages must be kept out of sight. No underage drinking is permitted. Individuals who are intoxicated or under the influence of drugs may not use the pool and may be asked to leave the pool.
–No chewing gum in the pool area.
–No music or loud noise after 10 p.m. (Pool Area and Parking Lot).
–Everyone must be out of the Pool Area by closing time.
–When leaving, place all trash in trash cans, return chairs to their original location, and lower umbrella and tie securely in place.
Inappropriate Behavior
Inappropriate behavior that disturbs other pool users will not be tolerated. All residents must observe safety rules and be aware that you are entering the pool area at your own risk.
Inappropriate behavior includes but is not limited to:
–No climbing on or misusing Lifeguard equipment. Only Lifeguards are allowed on the Lifeguard chair/stand.
–No loud yelling, bullying, or using profanity.
–No public displays of affection or lewdness.
–No playing with footballs or other large balls in pool area.
–No running, pushing, jumping, dunking, holding others underwater, or rough play.
–No sharp objects, hazardous materials, BB guns, pellet guns, or firearms in the pool area.
–No bicycles, skateboards, roller skates, roller blades, Heelys, scooters, or other vehicles in the pool area. Park bicycles in the parking lot.
–No diving.
–No solo swimming when a lifeguard is not present. Under SAYOR (swim at your own risk) program, a second adult must be present.
–No smoking or vaping within the fenced pool area (including the bathrooms).
–No animals other than certified service animals are allowed in the fenced pool area.
–No misuse of the pool furniture (such as sitting or standing on tables, or putting chairs in the baby or large pool).
–No persons with a contagious disease, diarrhea, skin, eye, ear, or nasal infections may use the pool. If you are unwell, please do not enter the pool area.
–No spitting, spouting of water, or nose blowing in the pool.
If you witness inappropriate behavior, and no lifeguard is present, you can contact AMG, Lee Jackson, using the phone number on the pool gate, and report it to the after-hours contact. You can also report it to Chris Timmons, Pool Committee Chair, timmons_chris@bellsouth.net If this is an emergency, you can dial 911 for police emergency services.
Baby Pool and Diapers
–Children who are not potty-trained must wear a disposable swim diaper and swimsuit. Please change swim diapers often at the changing stations in either restroom. Dispose of swim diapers in restroom trash cans only.
NOTE: If swim diaper is not used and pool becomes contaminated, the pool will be closed for 24 hours or until cleared for opening by the Health Department.
—The Baby Pool is ONLY for children aged 6 years and under and Parent must be present at all times.
–No rafts or other large pool toys are allowed in the Baby Pool.

Swim at Your Own Risk (SAYOR) Program in favor of Association
Liability Release and Acknowledgement of Liability
This Liability Release and Acknowledgment (“Release”) is made on the date noted below by the undersigned member of The Hamptons of Duluth Community Association, Inc. (“Association”), its officers, directors, committee members, agents, managers, employees, and members (collectively the “Association Released Parties”). In consideration of the Association allowing me or my child or ward under the age of 16 to participate in the use of its swimming pool and facilities during the Swim At Your Own Risk Program (“SAYOR”), and other good and valuable consideration, the receipt and sufficiency of which are hereby acknowledged, each of the undersigned, on behalf of himself or herself and, if applicable, acting as parents and/or guardians for his/her/their child or ward, hereby agrees and acknowledges as follows:
- I, acting in my individual capacity and/or as parent or guardian for minor child or ward, hereby acknowledge that we have received, read and understand the Association “Pool Rules” and “Supplemental Rules for the Swim at Your Own Risk Program” and agree to strictly adhere to all provisions, conditions and requirements contained therein. I further agree that is my sole responsibility to make certain that all other persons admitted by me/my ward(s) thereof are also made aware of these rules, and I assume complete and total responsibility and liability for ensuring the strict adherence to such rules by me/my children/my ward(s).
- I, acting in my individual capacity and/or as parents or guardians for minor child or ward, hereby acknowledge the risk inherent with use of Association’s swimming pool area and restricted areas of its facility. I freely assume complete and total responsibility for my own safety, actions, and behavior as well as for those actions of my children/ward(s), and all other persons whom my children/ward(s) or I may admit into the swimming pool area/restricted areas. I acknowledge that my minor child or ward may not be a fully capable swimmer.
- I, acting in my individual capacity and/or as parents or guardians for a minor child or ward, understand and acknowledge that lifeguards are not present at the swimming pool during the SAYOR.
- I, acting in my individual capacity and/or as parents or guardian for minor child or ward hereby acknowledge that it is my sole responsibility to admit only those persons into the swimming pool area, or associated restricted area, who are authorized users and for whom I assume personal responsibility. I further acknowledge that I am personally liable for the actions of my children, ward(s), members and my guests thereof, who I/my children/my ward(s) may admit into the swimming pool area. I further acknowledge that I am personally responsible and liable for the safety, actions and behaviors of any person entering into the swimming pool area through my children’s/ my ward’s negligence or failure to strictly adhere to the applicable pool rules.
- I, acting in my individual capacity and/or as parents or guardians for a minor child or ward, agree not to open, or allow my children or ward(s) to open, the pool gate for other Associate members, their children, ward(s), or guest(s).
- I, acting in my individual capacity and/or as parents or guardians for minor child or ward, understand that use of Association facilities is a membership privilege which may be revoked at any time by the Associate Board of Directors at their discretion or for any of the following reasons, including but not limited to, the violation of any of the above-mentioned items; violations of any pool rules; engaging in indecent, harmful or illegal activities; unreasonable or irresponsible consumption of our unreasonable or irresponsible conduct related to the consumption of alcoholic beverage; and exhibiting, or allowing anyone admitted by me/my children/my ward(s) to exhibit, irresponsible behavior of any kind including, but not limited to, any actions, which could result in personal injury or result in damage to the facility.
- I, acting in my individual capacity and/or as parent or guardian for minor child or ward, hereby forever release, acquit, discharge, indemnify, and hold harmless Association Released Parties of an from any and all causes of action, claims, suits, damages and demands of every kind of nature, known or unknown, anticipated or unanticipated, related to the use of Association’s swimming pool, and its associated restricted area, for all reasons stated above, unless caused solely and directly by the gross negligence or willful misconduct of Association.
IN WITNESS, WHEREOF, this _____ day of _____ 2024 – I acknowledge that I have received, read, accepted and will abide by the Association pool rules and the SAYOR pool rules. I am aware that if a member of my household, or a guest does not abide by the rules above, that pool privileges may be suspended.
